FPC’s Martin Square HQ: a modern space through collaboration

When the Martin Square building came on the market, we saw potential in an under-utilised warehouse space, and we felt it could be so much more.

Wellington is full of buildings like Martin Square, and because of the work required to bring them up to code, most developers simply tear them down and start again – something we were determined to avoid.

In true FPC fashion, we made the complex simple by reimagining what was already there – a decision that’s paid off. The result? A sustainable success story. A chance to live our values. We got innovative and creative with the design to reuse and recycle rather than replace.

Now, sunlight pours into a bright, open and naturally ventilated office that hardly resembles its former self.

We retrofitted the old structure with smart material choices, better insulation, a full sprinkler system and generous daylighting to turn a once-dim workspace into an energy-efficient hub of activity. The office still honours its heritage: we kept the full double-height steel frame and left some of the industrial touches on display – from exposed pipes to polished concrete and strandboard details – as a nod to the building’s history.

It’s now a modern, buzzing workplace that hasn’t forgotten the workshop it used to be.

And it is amazing to see how a bit of imagination can convert a dusty workshop into a welcoming office that feels like FPC through and through.

Working with our Partners

Collaboration is at the core of how we operate, and it was key to this office project as well.

We worked closely with our design partners, local contractors and suppliers to reshape the Te Aro workshop into our new regional hub.

Our success comes from working hand-in-hand with clients, suppliers, and subcontractors to deliver facilities that meet the demands of today’s industrial landscape.

That was certainly true for our Wellington office, and a huge thank you goes to our mates at Studio Pacific, Silvester Clark and Aoraki Construction for partnering with us on Martin Square and delivering us a space that will serve us well for years to come.

As the design and construction sector here recovers and evolves, we want to show our dedication to partnering with like-minded clients who are looking to build smart, innovative projects in Wellington and across all regions of New Zealand.

This new office is a milestone for us, reflecting FPC’s growth and our long-term investment in New Zealand’s capital. We’ve spent the last eight years tackling challenging projects, from remote dairy factories to complex industrial builds in meat processing, horticulture, energy, and logistics.

Along the way, we’ve built a team that’s not afraid to roll up their sleeves and solve tough problems. I’m incredibly proud of our people, who show up day in and day out to deliver great results for clients across a range of sectors. The Wellington office stands as a testament to that grit and ingenuity; it has been built with the same can-do attitude that drives all our projects.

I’m excited for this new chapter of the FPC story. If an old warehouse can turn into something this special, just imagine what else we can do.
